ROOF REPAIR

We find the actual problem and fix it right. No pressure to replace when a repair is the right call.

Roof Repair Services in the Atlanta Metro Area

A leaking roof does not always mean a full replacement. The problem is that most contractors either miss the real cause or use it as an excuse to sell you a new roof. We do neither. We diagnose accurately, fix what needs fixing, and tell you straight when a repair is the right call and when it is not. We serve homeowners in  the Atlanta metro area

What We Actually Fix

Most roof leaks trace back to a handful of failure points. Our team inspects the full system, not just the obvious spot, to find what is actually causing the problem.

Our Repair Process

Honest diagnostic, not a sales call. We start with a thorough inspection of your roof system. You get a clear written assessment of what we found, what caused it, and what it will take to fix it. No jargon. No pressure.

Targeted repair, not a patch job. We fix the source of the problem, not just the visible symptom. If the flashing around your chimney is failing, we replace the flashing. We do not caulk over it and call it done.

We won't do a repair we don't believe in. If we inspect your roof and the damage is past the point where a repair makes sense, we tell you before any work starts. If we agree to do the repair, it means we believe it's the right call for your roof.

When Repair Makes Sense

A repair is the right call when your roof has isolated damage, is less than 15 years old, and the underlying structure is sound. We will tell you honestly if your roof is past the point where a repair makes financial sense. We would rather give you straight advice and earn your replacement business later than oversell you now.

Why Choose 28 Residential for Roof Repair

Most repair calls in the Atlanta metro area get handed off to a subcontractor or a one-man crew. At 28 Residential, every repair is handled by the same GAF-certified team that does our full replacements. Same standards. Same accountability.

Every quote comes with an honest assessment of repair vs. replacement before we start and a written estimate before any work begins.

Roof Repair FAQ

1. How quickly can you come out to assess a leak?

For active leaks, we aim to be on-site within 24 to 48 hours. For non-urgent assessments, we typically schedule within three to five business days. If you have water coming into your home right now, call us at 404-530-9150 -- we will work to get someone out the same day or walk you through temporary mitigation until we arrive.

2. Do you offer emergency roof repair?

Yes. Active leaks, storm damage, and tree impact are emergencies, and we treat them that way. Call 404-530-9150 and tell us what is happening. We will either dispatch quickly or walk you through how to limit damage until we get there. Emergency response calls carry a higher rate than standard scheduled work, and we are upfront about that before we dispatch.

3. How much does a typical roof repair cost?

Most roof repairs in the Atlanta metro area fall between $400 and $2,500, depending on the cause, the location of the failure, and the materials needed. Simple repairs like a damaged shingle or a pipe boot reseal run on the lower end. Flashing replacement, valley work, or repairs requiring decking access run higher. We provide a written estimate after the inspection so you know the cost before any work begins.

4. Will you tell me honestly if I need a repair vs. a replacement?

Yes. We have no incentive to oversell you on a replacement when a repair will solve the problem. We also will not take your money for a repair we do not believe will hold. If your roof is at a point where multiple repairs are likely -- which adds up fast -- we will tell you that and explain why putting that money toward a replacement gives you better protection and peace of mind. Straight advice is how we earn the long-term relationship.

5. Do your repairs come with a warranty?

We are honest about what a repair can and cannot do. Repairs fix localized problems on existing materials, and we will not take your money for one we do not believe will hold. Before any work starts, we give you our honest assessment of whether a repair is the right call or whether you are better off putting that money toward a replacement. If we do the repair, it means we believe in it.

6. Can a repair stop a leak that other contractors could not fix?

Often, yes. Most leaks that get repaired multiple times without resolution were diagnosed wrong the first time. Water travels -- a leak showing up in your kitchen ceiling can originate ten feet away on the roof. We inspect the full system, not just the visible spot, and trace the water path back to the source. That is usually the difference between a repair that holds and one that fails again in six months. That said, if the roof has been compromised to the point where repairs are no longer a sound investment, we will tell you that directly.
